AI front desk and resident community for RV parks and campgrounds

Every call answered. Every site booked. A park people come back to.

When the office is closed or your team is busy with guests on site, travelers calling about availability book somewhere else. We answer those calls, fix how you show up on Google, and give your residents one place to talk, coordinate and plan, so the office phone stops being the bulletin board.

Speed wins the site

Travelers call down the list. The first park that answers usually gets the booking.

78%

of customers buy from the first business that responds.

391%

more conversions possible when you respond within the first minute.

100×

better odds of reaching a lead when you call back within 5 minutes instead of 30.

A guest pulling off the highway at 7pm won't leave a voicemail and wait for morning. Whoever answers gets the site, and the five nights, and the review, and next year's visit. We make sure that's you.

Where parks lose bookings

Most parks don't have a demand problem. They have a front-desk problem.

  • A Google listing that loses the search. Old photos, missing amenities, wrong hours, unanswered reviews, no booking button. Travelers pick the park that looks cared for.
  • Calls that ring out. The office closes at 5, staff are out on the grounds, and the same questions come in all day: availability, rates, big-rig access, pets, Wi-Fi.
  • The office as the bulletin board. Lost dogs, borrowed tools, potlucks and clubhouse requests all route through the front desk or a Facebook group you don't control.
  • Guests who never come back. No review request after checkout, no note before snowbird season, no reason to rebook the same week next year.
  • An owner holding every thread. Rotating workampers, no written procedures, and a phone that follows you to dinner.
How it works

From a free scan to a front office that runs itself.

Step 1

Free park scan

Enter your website or tell us about your park. In about a minute you see the gaps, what they're likely costing you and a 90-day plan.

Step 2

Strategy call

We go through your report together, pick what pays off fastest for your season, and you get a fixed quote.

Step 3

Build and run

We build it in your accounts, train it on your park rules, launch in stages and keep it tuned with a monthly report.

The AI front desk

Your office phone rings first. The AI catches what you can't.

A guest callsYour existing park number. Nothing changes for them.
Your office ringsAnswer like always. If nobody can, the call moves on after a few rings.
AI picks upAnswers in your park's name, from your rules and rates. Texts your booking link. Transfers emergencies.
You get the summaryA text and email with who called, what they asked and what they booked.

Answers the real questions

Availability, nightly and monthly rates, hookups, big-rig access, pet policy, quiet hours, check-in times and directions.

Sends them to book

Texts a link to your reservation system so the guest books the site before calling the next park.

Knows when to hand off

Emergencies, group bookings and anything unusual go straight to you or the on-duty manager.

Google that wins the search

Listing rebuilt with current photos, amenities, hours and a booking button, plus replies to your reviews.

Listed where RVers look

Help getting approved as a Harvest Hosts campground partner, so members find you and book through your own system.

Reviews after every stay

Guests get a friendly review request after checkout, so your rating climbs with every good visit.

Rebooking before the season

Past guests and snowbirds get a timely note to lock in their dates for next year.

Park community

Your own community site, branded to your park.

Monthly and seasonal residents want to know what's going on and who's around. Give them a private space you own, instead of a Facebook group you don't, and take the bulletin-board traffic off your office phone.

Announcements

Water shutoffs, storm alerts, rule changes and office hours, sent to every resident at once.

Lost and found pets

Post a photo and last-seen site number. Neighbors see it in minutes.

Buy, sell, trade

Surge protectors, sewer hoses, kayaks. Gear changes hands in the park, not on Craigslist.

Events and gatherings

Potlucks, happy hours, church groups and card nights, with RSVPs.

Book shared spaces

Clubhouse, pavilion, fire pit and other shared spaces, with no double-bookings.

Maintenance requests

Residents report a problem once, with a photo, and see when it's handled.

Private to your residents. You approve who joins and set the house rules. Works on any phone without an app store download.

Example: Lakeside Pines community

The operator side

AI is the tool. Operations is what makes it pay.

Most AI agencies stop at the software. I start with how your park actually runs: who's on the desk, when the season turns, and what happens after a guest calls.

Metrics and dashboards

The handful of numbers that show how the week is really going: calls answered, response time, occupancy, reviews and returning guests. One dashboard you'll actually check.

Call routing that fits your staffing

Built around who's actually on duty. Office hours, after hours, maintenance emergencies and peak check-in days each go to the right place.

Follow-up that brings guests back

Review requests, rebooking notes and seasonal reminders timed to how your guests travel, so repeat stays don't depend on anyone's memory.

SOPs your workampers can run

Clear, written steps for check-in, handoffs and common calls, so every new hire runs the desk the same way.

Who builds it

Built by an operator who lives on the road.

I'm Katherine, owner of CampsiteDesk. I'm a full-time RVer and van-lifer, so I see parks from the guest side all the time: the calls that go to voicemail, the listings with five-year-old photos, the office corkboard covered in lost-dog flyers.

I've done my share of hunting for a park or campground near a city and coming up empty. More than once I ended up at a Harvest Hosts stop instead. That's a booking a park could have had, and I can help yours get listed there too.

For more than 20 years I've been the person who makes businesses run: operations, IT systems, consulting and marketing automation. At Capital One, my team and I built the team performance metrics program from scratch. It won multiple internal innovation awards, and the best ideas in it came from the people on that team. That's still how I work: I bring the system, and I listen hard to the people who live with it.

AI finally makes a full-time front desk affordable for a small park, as long as someone sets it up around how the park actually runs. That's my job.

Based in Canyon Lake, Texas. Working with parks and campgrounds across the US.

Multiple parks, resorts with large staffs or custom integrations with your reservation system are quoted after the call.

You pay the software directly, usually $30–$100 a month depending on call volume. No markup. Monthly support has a 3-month minimum, because the first month is mostly tuning. Seasonal parks can pause monthly support in the off-season after the first three months.

Questions

Questions park owners ask.

Does this replace my reservation system?

No. Campspot, Firefly, Newbook, RMS or a paper book, you keep what you use. The AI front desk sends guests to your existing booking link, and we connect to your system wherever it allows.

Will my guests know they're talking to AI?

Yes. The front desk says it's an AI assistant up front. Callers mostly care that someone picked up, answered their question and got them a site.

What if the AI says something wrong?

It only answers from information you approve, never quotes rates or availability you haven't set, and hands emergencies and unusual requests to you. Every call is recorded and summarized so you can check its work.

My residents aren't tech people. Will they use a community site?

It works in any phone's web browser with no app to download, and posting is as simple as a text message. We help you launch it with a flyer and QR code at the office, and most parks start with announcements and lost pets, which everyone wants.

Who controls the community?

You do. It carries your park's name, you approve who joins, and you can remove posts or members. Unlike a Facebook group, the member list belongs to your park.

Can you help my campground get listed on Harvest Hosts?

Yes. Harvest Hosts runs a campground partner program. Parks generally need a current campground license, at least five numbered sites, gravel or paved interior roads and a member discount of at least 10%, and members book through your own reservation system. We check your fit and prepare the application with you.

We're a seasonal park. Do I pay all year?

Seasonal parks can pause monthly support in the off-season after the first three months. The community and your Google listing keep working while you're paused.

What does it cost?

The scan and strategy call are free. Setup is a one-time fee (setup starts at $750), plus monthly support. You pay the software directly with no markup, and you get a fixed quote before anything starts.

Do I have to change my phone number?

No. You keep your number and forward missed or after-hours calls. Your office still rings first.

Who owns the accounts?

You do. Your phone number, calendar, Google listing and community are in your name and stay with you.
